✅ Respect the Space

✓ Please treat the home as you would your own.

✓ Avoid moving furniture or wall decor—if something is moved, please return it to its original spot before checkout.

✓ No wet towels on the furniture.

🚭 No Smoking or Vaping Indoors

✓ Smoking, vaping, or e-cigarettes are not allowed inside the home.

✓ A $1000 fee will apply if any smoke odor or evidence is found indoors.

✓ You're welcome to smoke outside—just dispose of waste respectfully and in the receptacles provided.

🐾 Pets

✓ To maintain an allergy-friendly environment, pets are NOT allowed.

✓ Trained service animals are permitted as required by law (please notify us in advance).

✓ Misrepresenting a pet as a service animal may result in eviction and a $500 violation fee.

👥 Guest Count & Visitors

✓ The home accommodates a maximum of 15 registered guests, including children and infants.

✓ No unregistered guests or third-party bookings without written approval. Unauthorized guests may result in immediate termination of reservation without refund. Only guests on the reservation are allowed on the property.

✓ The booking guest must be 25+ and present throughout the stay.

✓Government-issued IDs are required for all adult guests before check-in.

✓Short-Term Rental Lease agreement to be e-signed for booking.

🔇 Quiet Hours & Visitors/Gatherings

✓ Quiet hours are from 10:00 PM to 8:00 AM to respect our neighbors and the peaceful setting.

✓ Noise complaints or unauthorized parties may result in immediate cancellation of your stay without refund.

🏊 Pool, Hot Tub & Fire Pit Use

✓ No glass near the pool or hot tub—plastic cups are provided. If glass is broken in the pool area, the guest pays the full cost to remedy.

✓ Shower before entering the hot tub, keep the water above jets, and cover it when not in use. A cleaning/refill fee may apply if left dirty.

✓ Children must be supervised at all times near water or fire.

✓ Fire pits must never be left unattended and must be fully extinguished after use.

✓ The pool is cleaned weekly, a net is available for guest use in between cleanings.

🚿 Septic System & Kitchen Use

✓ Only toilet paper should be flushed—no wipes or hygiene products.

✓ No garbage disposal—please scrape food into the trash before rinsing dishes.

🐜 Pest Control

✓ The home is professionally treated on a regular basis for insects and rodents, and we do our best to maintain a clean, pest-free environment.

However, due to our wooded surroundings and the nature of Minnesota climates, occasional sightings of bugs, critters or wildlife may occur.

✓ Please keep all doors closed to prevent pests from entering.

✓ No refunds will be issued due to insect or rodent sightings.

🔐 Security & Cameras

✓No firearms allowed on the property

✓ Exterior security cameras monitor the driveway, garage, entry points, and back yard for property & guest safety.

✓ There are no indoor cameras, and your privacy is fully respected inside.

✓ Tampering with cameras or smoke detectors will result in $250 fee and possible cancellation without refund.

🛠️ Arrival Inspection & Reporting

✓ We take time-stamped photos before each stay to ensure everything is clean and in top condition.

✓ If you notice anything broken, missing, or not quite right, please notify us within the first 12 hours of arrival. This helps us resolve issues promptly and fairly document your stay. Delayed reporting may result in damage fees being applied.

💳 Accidental Damage

✓ Just let us know before check-out if anything happens—life happens, and we get it!

✓ Damage not reported may result in additional charges to your card on file.

📜 Guest Status & Mail

✓ The Guest and their Rental Party are considered transient guests, not tenants. Accordingly, no local or state tenant/eviction laws apply to this short-term stay.

✓ The Property may not be used for the delivery of mail or as a primary residence for any member of the Rental Party.

📦 Lost & Found & Item Return

✓ Guests are responsible for checking the property thoroughly before departure to ensure all personal belongings are taken.

✓ Items left behind will be held for up to 14 days. Unclaimed items may be discarded or donated.

✓ Return shipping is available upon request. Guests are responsible for all shipping costs (paid in advance) plus a $30 handling fee.

⚙️ Appliance & Amenity Disclaimer

✓While all amenities within the Property are in good working order, the Host cannot guarantee against mechanical failure of electrical service, stopped plumbing, water supply, heating, air conditioning, electronic equipment, internet access, cable service, other appliances, or amenities such as pool or hot tub heating/operation.

✓ That said, we will always do our best to resolve any major disruptions as quickly as possible.

✓ No refunds or reductions in the reservation cost will be issued for temporary outages or malfunctions of these items.

🕓 Check-In & Check-Out

✓ Check-in: 4:00 PM | Check-out: 10:00 AM

✓ Late Check-Out Without Prior Approval Will Incur Penalties:

-Up to 2 hours: $300 penalty.

-Over 2 hours: Full nightly rate plus 50% penalty.

Early Check-In Policy

Standard check-in is 4:00 p.m.

✔️ 3:00 p.m. check-in is complimentary if the home is ready.

⏰ 11:00 a.m. – 2:59 p.m. check-in may be available for 50% of the nightly rate.

🌅 Before 11:00 a.m. requires booking the night before at the full nightly rate.

**Early check-ins are subject to availability and can only be confirmed within 24 hours of arrival. Payment must be received prior to entry.

🧼 Before You Leave

✓ Start the dishwasher with any used dishes.

✓ Gather dirty towels and start a load of laundry.

✓ Turn off all lights and TVs, and return remotes to their proper rooms.

✓ Lock all doors and windows.

✓ Place trash and recycling in outdoor bins (pickup is Wednesdays).

EXTENDED STAYS: For stays longer than 28 days, a signed rental agreement, background check, credit check, and security deposit are required. Contact us for details.
